How Did You Get Into Property Management?

When I started in real estate, I focused on the rental and sales side of the industry. As I worked with both landlords and tenants, I realized that there was a disconnect between the day-to-day business and the yearly rental experience. I quickly realized that property management could bridge that gap and allow a smooth, seamless experience for both tenants and owners.

What Does A Property Management Company Do?

We can't speak to what every property management company does however, we can confidently communicate what to expect when working with CSRE Management:

  • Being on call 24 hours, managing and delegating maintenance staff and contractors as well as provide excellent tenant and owner service.

  • Respond to tenant requests/problems and generate work orders directed to vendors or maintenance staff. Follow up with the tenant to ensure satisfactory resolution of the issue. Ensure that there is 24 hour emergency coverage for the property at all times.

  • Ensure current, past and future resident files are properly maintained and establish reporting protocols for maintenance requests, vendor work orders and invoicing.

  • Conduct periodic inspections of the properties to ensure compliance with leases, building rules and regulations, as well as the proper upkeep of the properties. Coordinate with and supervise all contractors and maintenance staff for all routine, preventative, and emergency projects. Larger jobs may require obtaining estimates and bids from several vendors before execution. Investigate cost reduction opportunities and communicate with upper management and owners accordingly.

  • Ensure that property and lease files are properly maintained and kept up to date in accordance with company, state and federal policies. Prepare and maintain appropriate tenant lease files, records, security deposit accounts and related documentation, and ongoing correspondence.

  • Enforce occupancy policies and procedures

  • Coordinate new tenant move-ins and provide an introduction letter regarding emergency and non-emergency contacts, rental insurance requirements, rent collection procedures, keys or entry instructions and maintenance request procedures.

  • Coordinate production and ordering of property related signage, keys, tenant IDs, parking passes, etc.

  • Ensure properties are rented to their fullest capacity by communicating with local agents and rental offices about upcoming availability and vacancies. Generate online marketing and advertising to attract new tenants, obtain referrals from current tenants, periodically show apartments to new potential renters, and pre-screen all new applicants before leases are generated. Negotiate leases and collect all initial move in funds.

  • Prepare faxes, emails and other administrative files and forms related to day-to-day communication with owners, tenants and upper management.

  • Generate verification reports of all invoice amounts and payments. Produce detailed monthly expense reports showing all income and expenses, rent rolls, delinquency reports, profit and loss reports, etc. for each building. Execute payments for owner related utilities, property taxes, condominium dues, vendors, net payments to owners either by check or electronically.

  • Prepare annual budgets, expense and projection reports, and all tax related documents for owners.

  • Represent the company and owner in a professional manner at all the times.
